Troy and Kevin Robbins Close Bradenton Business Park

On November 3rd, 2021, Harry E. Robbins Associates, Inc. coordinated the sale of a 56,000 sq ft. industrial business park at 4301 32nd St. W Bradenton, FL. The space, once name Lakewood Business Park, is to be called “Bradenton Business Park” under its new ownership.

Kevin Robbins and Troy Robbins worked for over two years with the owner to prep the space before it was brought to market. The final closing agreement awarded the owner $4.95 million in closing revenue. The Park is currently home to over 77 tenants conducting business ranging from salon, ­­­to medical, and even software-based services.

Bradenton Business Park features executive suites for hopeful business owners as well as flex warehouse space. Single offices range from $300 to $900 per month in which tenants are exempt from utility fees. The office suites include their own private entrance, private reception and will cost tenants $600 to $2,000 per month. Finally, the warehouse spaces range from 600 to 1,500 sq ft. and will cost between $800 to $2,000.

This is not too uncommon of a question with landlords that are hoping to create a viable investment. We focused our efforts on advertising the spaces that we could realistically see filling with reliable tenants. Our marketing doesn’t stop at our physical signage; We also push on our marketing websites as well. Lastly, we conducted a budget review to shed any unnecessary expenses afflicting the site.”

The influence by the Robbins duo helped the property rent roll appreciate by over $100,000, a fact that pleased the owner. Robbins Management LLC now manages the spaces for the owner, facilitating the maintenance of the spaces welcoming the potential tenants
